How Long Do Garage Door Springs Last? (Texas Climate Guide)

Garage door springs do not last forever — they are rated for a finite number of cycles, and every time you open and close your door, you use one cycle. Understanding when your springs are likely to fail helps you plan a scheduled replacement rather than an emergency one.

Spring Cycle Life: What the Ratings Mean

Manufacturers rate springs by cycle count, not calendar years. One cycle equals one complete open-and-close sequence.

Spring GradeCycle RatingTypical Lifespan (4 cycles/day)Cost Premium
Standard (builder grade)10,000 cycles~7 yearsBaseline
High-cycle (mid-tier)25,000 cycles~17 years+$50–$80/spring
Premium high-cycle50,000 cycles~34 years+$100–$150/spring

These estimates assume 4 cycles per day — roughly 1,460 cycles per year. Households that open and close more frequently (work-from-home schedules, multiple drivers, delivery access) may see springs wear faster.

How Texas Climate Affects Spring Lifespan

Houston: Humidity and Corrosion

The Gulf Coast environment is harder on spring steel than inland Texas. Salt air from Galveston Bay, combined with Houston’s consistently high relative humidity (averaging 75% in summer), accelerates oxidation on standard galvanized springs. We regularly see Houston springs showing visible corrosion at 5–6 years rather than the expected 7–8.

Houston homeowner recommendations:

  • Use marine-grade lubricant (lithium-based) rather than standard WD-40
  • Annual lubrication during tune-up service
  • Consider powder-coated springs for homes near Galveston Bay or the ship channel
  • The 25K high-cycle upgrade is particularly worthwhile given the corrosion factor

Austin: Heat Cycling

Austin’s summer heat (100–105°F regular highs) creates thermal expansion and contraction cycles in spring steel beyond what manufacturers’ standard testing environments assume. Metal fatigue accumulates faster under extreme temperature ranges.

After winter weather events — increasingly common in Austin since Winter Storm Uri in 2021 — the sudden cold-to-hot transition in spring is an additional stressor. Springs installed in the spring and fall avoid the worst of the thermal shock.

Warning Signs Your Springs Are Failing

Do not wait for a dramatic break. Watch for these warning signs:

  1. Door is slow to open or struggles: Springs losing tension have to be compensated by more opener force. The opener labors more than usual.

  2. Door does not stay in position when half-open: A balanced door with intact springs stays where you leave it. A door that drifts down has springs that are losing tension.

  3. Visible corrosion or rust on springs: Surface rust shortens lifespan. Significant rust or scaling suggests the spring is past service life.

  4. Door opens unevenly: One side rises faster than the other — a sign of unequal spring tension (or one spring close to failure).

  5. Grinding or creaking sounds: Springs should operate silently with proper lubrication. New or worsening sounds from the spring area warrant inspection.

  6. Springs look stretched or have gaps: A torsion spring in service should look uniformly coiled with no gaps. Visible gaps — especially a sudden large gap — indicate the spring has broken.

What Happens When a Spring Breaks?

When a torsion spring breaks, you typically hear a loud bang from the garage — similar to a gunshot. After the break, the door is essentially unable to open. The opener will strain against the full door weight and may damage itself if you continue to operate it. The door may also fall suddenly if partially open.

If your spring breaks:

  • Do not continue to operate the opener
  • Do not try to manually open the door if both springs are broken
  • Call for same-day service

Should You Replace Springs Proactively?

If your springs are older than 8 years and you have never replaced them, proactive replacement during a tune-up visit is worth considering. The cost ($250–$520) is significantly less than an emergency call with after-hours surcharge, and you avoid the disruption of a door stuck closed on an inconvenient morning.

Mockingbird Garage Doors can assess spring condition during any service call or during our 21-point tune-up. We will give you an honest assessment of how much life your springs have left.
